When are my HOA Dues due?
Payments, in the amount of $450.00, are due on the first day of the first month of each quarter as follows: January 1st, April 1st, July 1st, and October 1st. Payments received after the due date are subject to interest (18% per annum), and late fines. Additionally, payments that are not paid by the first day of the third month they are due will be accelerated, resulting in the regular dues and reserves for the balance of the calendar year becoming due immediately. By action of the Board of Directors: In 2011, any unit owner in good standing who pays $1,680 by April 30th will have a discount of $120 off of the total of $1,800 for the year for dues and reserves.
How do I get a remote to use for the gate?
Remotes are available by written request of the owner of the unit only. Requests should be sent to email@example.com. Necessary information for each user is full name, email address, and cellphone number. The price for each remote is $32.50, and payment is due prior to any remote being issued.
Does my dog have to be on a leash while at the Lakes?
County ordinance requires all dogs to be on leash at all times while not within the home. Violations of this ordinance may result in a fine by the County as well as the Lakes. Further, be sure to clean up pet waste as this is also a County ordinance as well as a Lakes rule. Please be a good neighbor by keeping your dog on a leash and removing your pet’s waste promptly.
What are the towing rules for the Lakes?
Lakes towing policy is posted under HOA Documents. Parking rules are strictly enforced, there is a zero tolerance policy for violations. Please learn the rules to avoid having your vehicle, or a guest’s vehicle, towed from the Lakes. Towing fees are the responsibility of the vehicle owner. American Eagle handles removal of vehicles. Their number is 850-574.9200.
What is the rule regarding removal of pet waste at the Lakes?
Leon County Animal Ordinance requires all owners to promptly remove pet waste and dispose of it properly. Please carry a plastic grocery bag or other item for removal of your pet’s waste immediately. No one appreciates pet waste pollution, it enters our ground water, is malodorous, and makes it unpleasant to walk. Please be a good pet owner and good neighbor – clean up after your pet immediately. Report anyone who does not do so to Management (925-9911). You will need to provide the time the event occurred, the breed of dog, and the accurate unit number of the owner and dog. Thank you.
What are the rules about trash and household items disposal?
Regular trash should be bagged and placed inside a dumpster. There is no house-to-house pick up provided. Leaving and trash outside of the unit, even individual items such as cups, may result in a fine to you as a resident., so please can up after yourself and guests. Read the Covenants and Rules on this website. Trash is emptied every Monday and Thursday mornings. Household items such as furniture to be discarded must be placed behind the dumpster with enough room for the City to pick up and lower the dumpster without the furniture falling beneath the dumpster. If there is no space in back of the dumpster you utilize, please place the items next to the dumpster on the side away from the road.
Architectural Change Requirements
Any changes to your unit including maintenance, repair, or replacement requires an email to the Board with what is planned, schematic drawings with clear diagrams and measurements, types of materials, colors, estimated time to complete, and information on the contractor including insurance, license, and workers compensation coverage.
